Six Step Process

The six step process gives clients a simple framework for understanding how an architectural project moves from first conversation through to design, approval and delivery information.

Six Step Process

The route through a project

  • Initial discussion and brief review to understand the property, objectives, constraints and priorities.
  • Measured survey or base information review so the design work starts from accurate existing information.
  • Concept design, planning preparation, submission support and technical follow-up where required.

Keeping the process clear

  • Each stage is intended to make the next decision easier, with the right level of detail introduced at the right time.
  • Clients can see what has been completed, what is still needed and where approvals or third-party input may affect timing.
  • This structure is especially useful where a project includes planning, Building Control and contractor coordination stages.

Six steps

How the process flows

Each step builds on the last, moving from an early feasibility check through design, approvals, technical preparation, construction and completion.

  1. 01

    Feasibility

We start by testing the brief, budget and team requirements so the project has a clear foundation before design work develops.

    • Outline project brief
    • Budget
    • The team
  2. 02

    Concept Design

The early design work explores the site, cost position and project strategy, building towards a clear final brief.

    • Site survey
    • Cost plan
    • Project strategies
    • Design programme
    • Final project brief
    • Early external consultation
  3. 03

    Planning Approvals

Once the preferred direction is agreed, the design is developed into planning information and submitted for approval where required.

    • Developed design
    • Populate all planning documents
    • Submit planning applications
    • Firm up cost
    • Instruct consultants on detail design
  4. 04

    Pre-Construction

The technical stage turns the agreed proposal into clearer construction information for Building Control, pricing and preparation.

    • Detailed design
    • Specifications for construction
    • Tender documents
    • Tender returns
    • Submit Building Control documents for approval
  5. 05

    Construction

During the build stage, the focus moves to site progress, inspections, instructions and managing changes as the work proceeds.

    • Site mobilisation
    • Progress
    • Inspections
    • Variations
    • Valuations
    • Instructions
  6. 06

    Completion

The final stage brings the project to a close with inspection, snagging, handover information and completion records.

    • Final inspection
    • Snagging
    • Handover
    • As-built information
    • Completion certificates
    • Health and safety file
